South Bend seeks proposals on old Gates building
SOUTH BEND, Ind. -- The once-planned site of a future brewpub could become something much bigger.
The South Bend Redevelopment Commission (RDC) is soliciting proposals for the old Gates Service Building at 410 W Wayne Street.
In 2016, the City of South Bend agreed to hand over the building, near Four Winds Field, to Bare Hands Brewery for just one dollar. In exchange, Bare Hands agreed to rehabilitate the building for a new downtown brewpub. Following years of delays, the brewpub was never built.
The City reimbursed Bare Hands Brewery for $98,000 worth of work in February 2024 and reclaimed the building.
Executive Director of Community Investment Caleb Bauer says the RDC is open to proposals on the property ranging from a simple renovation of the Gates building for a single business, or a complete redevelopment of the .84-acre lot.
"We wanted to see if there was interest in a larger scale development, considering all the investment that's going into Four Winds Field to add the second deck, and the momentum that we have on the South end of downtown with the other private investments," Bauer said.
Neighboring developments include the Diamond View Apartments, which broke ground in July. And the RDC's recent purchase of Union Station, following discussion with Amtrak to bring a passenger rail back to downtown South Bend.
Along with a project description, budget, and timeline for construction; developers will need to propose a purchase price for the Gates lot.
Proposals are due August 21st.
